The Block 216, anchored by the Ritz Carlton, consists of 3 buildings under 1 roof: the Residences, the Hotel, and the Offices. Climbing 38 stories high with 5 stories of subterranean parking, this building offers 138 residential condominiums, 251 hotel rooms, 185,232sqft of office space, 15 elevators, spas, pools, lounges, bars, and fitness centers with an overall area of 978,031sqft. To ensure the safety of the occupants the building is equipped with a suite of life safety systems including a full addressable Voice Evacuation system with alarm floor, floor above, and floor below annunciation; a smoke control system; fire sprinkler monitoring; fire pump monitoring; an area of rescue two-way communication system; elevator fire service; fire command center; smoke compartments; emergency responders radio coverage system (ERRCS); area smoke detection; and HVAC monitoring and control. My role in this project is the oversight of the initial build-out of the life safety systems consisting of the full hotel, a white box office space, and the residences. The build-out consisted of a 4 phased occupancy with the hotel and office being occupied in the fall of 2023 and the residences occupied in the winter of the same year.
I came onto the project in the spring of 2022 when I was hired as the new Fire, Life Safety & Specialty Systems (FLSS) Project Manager and Estimator for Dynalectric Oregon. At that time, the project had been operating without an FLS manager since its beginning. When I came aboard, the project was still in the rough-in stage with device trim starting shortly after. My responsibilities at the beginning of the project were to engage with the local AHJ, Architect, design team (Johnson Controls Inc., aka JCI), and the General Contractor (Howard S. Wright aka HSW) to settle code disputes and design revisions. In conjunction with working with our field team to ensure a smooth installation, coordinating our vendors to provide installation support, coordinating commissioning effort and final acceptances with AHJs.
